Naomi Delacroix has one rule: never fall for the client.

She's four months into a job she never wanted, rebuilding a crumbling Charleston estate that comes with a leaking roof, a suspicious hallway that dead-ends for no structural reason, and a shipping heir who apparently thinks a nice jacket is a substitute for actually listening to his contractor.

Declan Rutherford has one rule: never let anyone close enough to want something from him besides his name.

Then Naomi finds the door his family sealed shut fifty years ago, and behind it, a fully intact 1970s disco lounge, complete with mirror ball, shag carpet, and a mural of his great-aunt mid-scandal. Suddenly a six-week plasterwork job turns into the biggest restoration of Naomi's career, and Declan is forced to reckon with exactly how much of his family's history has been hidden behind carefully locked doors, including a few of his own.

Between forced proximity, one very ill-timed flood, a meddling little sister with a laminated badge and zero boundaries, and a grandmother who's spent fifty years guarding a secret she never wanted, Naomi and Declan don't stand a chance of keeping things professional. But when old family fears resurface right as the gala countdown begins, one overheard phone call threatens to convince Naomi she's about to become exactly the kind of inconvenient complication his family has erased before.

Renovating the Billionaire is a banter-filled, laugh-out-loud Southern rom-com about restoring old houses, older grudges, and the kind of love a family tries to bury and never quite can.

Perfect for fans of grumpy-sunshine billionaire romance, workplace rom-coms, and stories where the house is almost as much of a character as the people falling in love in it.
